The service
Homefolio lets real-estate agents, teams and brokerages publish listing pages, collect leads and show a portfolio. It is provided by Dalyn Butler (“we”). By creating an account you agree to these terms.
Your content
- You keep every right to the photos, documents and text you upload. You give us only the licence needed to store, resize and display them on your pages and in link previews.
- You are responsible for the rights to your photos and for your copy. Upload only images you took or are licensed to use on the web, and describe only what is true.
- You are responsible for compliance with the Fair Housing Act and your state’s rules: descriptions must describe the property, not the buyer. The AI polish feature is a drafting aid; you review and own the result.
- Keep your seller’s instructions: hide the street address when asked, and take pages down when a listing agreement ends.
No MLS scraping
Homefolio does not import from any MLS and you may not use it to republish MLS data you are not entitled to display. The MLS number field is for your own reference.
Leads
Leads submitted through your pages belong to you. We deliver them to you (and co-listing agents you name) and store them for your inbox. Treat them under your own privacy obligations and the law where you operate.
Plans and billing
- Every new account gets a 14-day trial of the Team plan with no card. When it ends the account becomes Free: one active listing stays published.
- Paid plans renew monthly or yearly until cancelled. Web plans are cancelled from Account → Manage billing and stay active to the end of the paid period. Plans bought in the iPhone app are billed and cancelled through Apple.
- If a payment fails we retry; after the retries the plan drops to Free. Refunds for unused time are at our discretion except where the law says otherwise.
Teams
The team owner is responsible for who they invite. Removing a member returns their listings to them; deleting a team detaches everyone’s listings but deletes nothing.
Acceptable use
No unlawful content, no deceptive listings, no harassment through the lead form, no attempts to break the service or other customers’ accounts. We may remove content or close accounts that break these terms.
Availability and liability
We aim for the service to be up at all times but it is provided “as is”. To the extent the law allows, our liability is limited to the fees you paid in the twelve months before a claim. Nothing here limits liability that cannot be limited.
Changes
We may update these terms; material changes are announced by email at least 14 days ahead. Continuing to use Homefolio after that means you accept them.
